PROBLEM
We were notified by the Common Area Committee
that the Fisher Peak Fire Department might locate a sub station at two possible
locations on the ranch. One location is on Gallinas and the second would be
north of the ranch entrance. In other words across from the existing service
area. If Gallinas is chosen then we will proceed with our plans to build a
postal/bulletin board complex in the current area. If Fisher Peak is chosen we
will also ask the fire department representative, Mike Shelton, to check if
there are any codes or restrictions that would prevent our building adjacent to
a fire sub-station. If so, we would have to build away from the sub-station as a
seperate entity. We will be meeting with the fire department representative to
get some concrete information. We have chosen therefore a course of action that
has two plans. Plan A is as follows in this report and Plan B is dependent on
the fire department. Plan A basicly sets up a temporary postal station that
could become permanent with a structure built to incorporate the bulletin
board.
COMMITTEE REPORT
We received a report from Jan, Karin, and Carol who
attended the Common Area Committee meeting.
POSTAL BOXES
Peggy Obrey informed the group that the cost of 30 post
office boxes would cost $500.00 and we would have to maintain the boxes. The
consensus was that it was too expensive and we felt that the POA did not want to
repair and manage the system. We agreed to use the Postal services boxes which
are free and they would maintain.
Per the request of the Common Area Chairman, Michael Hughes, we will moves the existing boxes back against the fence where the dumpster have been located.
We decided to double the amount of space of the current concrete pad. We will approach Mike Frederich and Stan Obrey to build the pads. Currently, we have collected enough rebar and metal mesh from donations. Stan and Mike have concrete forms so the only cost will be the concrete. Carol Friedrich will approach Frank Leone, of Leone Concrete and gravel in an effort that he possibly donate the concrete needed for the pad, which will help defray expenses.
Once the pads are prepared we will contact the Post Office to move the existing boxes and install new boxes. We will also put large rocks around the pad to prevent cars from driving up on it.
We are going to hold off building a new structure until we can confirm with the Fire Department what their plans are for a new fire station.
DUMPSTERS
Carol Frederich is going to contact the current provider of
refuge service to confirm the dates on the current contract. Michael Hughes,
also agreed to help us by pulling the existing contract from the files that
David Hulstine gave him.
We have located two sites to move the dumpsters away from the front gate area. As previously stated we are trying to keep people from coming on the ranch to dump their garbage. One site will take care of the north end of the ranch and the second on the south end. We will be meeting with the POA President, the Committee Chairman, and the dumpster company for preliminary approval and then we will present it to the board for discussion.
Once the sites have been approved we will prepare the areas by leveling the ground and laying gravel to help control the mud.
GUEST PARKING AREA
We have contacted Dale Swette to build a parking sign
that will compliment the existing signs he made. The Guest Parking Area will be
located to the North along the fence of the Postal Boxes. We need to get the
specifications from Dale as to the size of the concrete pad to support the
signs. That pad will also be poured at the same time as the postal pad. We would
also like to have some gravel in the area to control the mud.
FRONT GUARD HOUSE
We agreed to put gutters up on the shack to direct the
runoff of water to the trees and plants that were planted last year. We have
volunteer labor to put up the gutters. We will also lay PCB pipe to direct the
runoff in order to avoid waste and control erosion.
BULLETIN BOARD
We will do some repair work on the existing bulletin board
until we can make a decision based on the location of the new fire station.
CONCLUSION
We will be meeting with a representative of the fire department
to confirm their choice of location for the station. We will be collecting
estimates on cost and with the boards approval will start to make the changes in
May. Hopefully, everything will be completed by 1 July, 2002.
